Our facility is conveniently located on highways 14/61/35 on the south side of La Crosse, Wisconsin—at the intersections of South Avenue, Mormon Coulee Road, East Avenue, and Ward Avenue. We're very near the primary business district of La Crosse and have easy access to the main industrial parks in north La Crosse. We're less than 10 minutes from Minnesota. The AVS facility is a 60,000-square-foot professional office/warehouse
facility that is owner occupied. The building owners operate two of their own businesses from this facility: The AVS Group, a marketing and communications agency, and Successful Projects, a project management contracting and training firm. These two businesses occupy a total of about 22,000 square feet
of professional office space. The remaining portion of the facility is leased out to longer-term tenants. There are
currently seven tenants in the facility. There are 6,000 square feet of newly remodeled professional office space and about 34,643
square feet of warehouse space. There is the option of retail for the right tenant.
There is plenty of off-street parking and attractive green space, and plenty of room on the property
to expand the facility. The type of building material makes renovations relatively easy, facilitating conversion
of some of the warehouse into professional office space as necessary.
